  • During the early Spanish era, the site now occupied by present-day Downey was part of the 300,000-acre Manuel Nieto Land Grant. This grant was divided by the Nieto heirs in 1834, which led to the creation of the Rancho Santa Gertrudes between the banks of the San Gabriel and Rio Hondo rivers. Rancho Santa Gertrudes was granted to Josefa Cota, the widow of Manuel Nieto’s son, Antonio.

  • The city is named after John Gately Downey, an Irish-American politician who served as the seventh governor of California from 1860 to 1862. At the conclusion of his gubernatorial term, Downey made plans to divide the Rancho Santa Gertrudes into several farms along the San Gabriel River. Development for the subdivision started in 1865.

  • In 1873, the Southern Pacific Railroad completed the construction of a line that provided access to the area between areas known as the College Settlement and Gallatin. This laid the very foundations for a future city which eventually became known as Downey.

  • During World War II, Vultee Aircraft started operations in Downey, becoming the city’s largest employer. The company manufactured 15% of all of the country’s military aircraft by 1841. Later on, Vultee became part of North American Aviation (which eventually became Rockwell International), which produced the systems used for the Apollo Space Program.

  • In 1956, the community of Downey, which had a population of about 90,000 at the time, was officially incorporated into Los Angeles County, becoming its 50th incorporated city.

Helpful tips to keep in mind when buying real estate in California

While buying real estate in California can be an exciting experience, there’s a lot that goes on in the process that will require you to make strategic, well-informed decisions. Key factors like market trends, the local economy, and your current financial situation can all impact the duration of your search and how much it will cost. The more information you have about the process of buying real estate in California, the better prepared you will be, which will help you navigate the different steps involved in finding a home that matches all of your unique requirements. Here are some helpful tips to keep in mind:

Closing escrow within 30 days can be challenging

In the past, a 30-day escrow was quite common in California. During the last decade, however, lending regulations became more stringent. In addition, the lending process is now lengthier, which makes it challenging to close escrow within a 30-day period. Given the difficulty of closing escrow in 30 days, getting at least a 45-day escrow is recommended to avoid adding unnecessary stress to an already stressful process.

Avoid major expenses before closing

When you’re in the middle of a home purchase, it’s smart to avoid making any major expenses until you close. A lot could go wrong before closing – your loan might not push through, disagreements might occur between you and the homeowners’ association, the seller could cancel escrow, and other unforeseen events could derail the process. As such, it’s best to hold off on unnecessary spending before you close escrow.

Know the difference between a pre-approval from a final loan approval

One of the best moves during the early stages of buying a home is obtaining a pre-approval letter from a loan broker, which shows you’re pre-approved for a certain amount to purchase a home. However, a pre-approval letter from a mortgage broker is not a guarantee that you will, in fact, get the loan. In most cases, the mortgage broker will provide the pre-approval letter prior to any major underwriting review. Thus, it’s important to keep in mind that a pre-approval letter is not the same as an actual approval.

Avoid cutting corners during inspection

A general inspection is a must for all homebuyers. The inspection should cover key components such as the roof, plumbing, and electrical systems of the home. Should you fail to complete an inspection during the inspection period and encounter an unexpected problem after your purchase, the law will favor the seller.
